For a ranch or farm surface owner whose land hosts oil & gas operations — often a split-estate owner: SurfaceOwner Watch keeps the owner's own record of every promise in the surface-use agreements on that land — new activity and damage logged with evidence, damage payments calculated under the SUA's own rate schedule, reclamation deadlines chased, and the operator notice drafted. Large surface owners and ranch organizations in active basins (Permian, Eagle Ford, Bakken, and Powder River) are the first seat; ranch-management firms and landowner-side attorneys and consultants are the second seat.
How it works
- Enter each SUA record — operator, parcel, the rate schedule entered from your own agreement, reclamation terms, and notice requirements; SurfaceOwner Watch never invents SUA terms, so the register holds only what you entered from your own agreements
- Log a case from your own observations — type, quantity, photo evidence you log, the governing clause, and a verified flag that is your own mark; there is no satellite feed and no permit feed, so activity enters only this way
- Damage owed is calculated from your own rate schedule exactly as you entered it — quantity × SUA rate — per operator
- Watch the reclamation deadline board — every reclamation deadline from your entered terms, shown by days remaining or days overdue
- Print the operator notice the product drafts for you — citing the clause, the evidence you logged, and the amount your schedule calculates; the product drafts the notice and does not deliver it
The SUA register — every promise, from your own agreements
Every surface-use agreement on your land is held as an SUA record: the operator, the parcel, the rate schedule entered from your own agreement, the reclamation terms, and the notice requirements. The register is the promise list the rest of the product works against — every case, every calculation, and every deadline traces back to a record in it.
SurfaceOwner Watch never invents SUA terms. The rate schedule, the reclamation terms, and the notice requirements in a record are exactly what you entered from your own agreement — nothing is added, assumed, or filled in from any other agreement or any other land.

Cases — from your own logged observations only
A case starts when you log activity or damage you observed on your own land: the type, the quantity, the photo evidence you log with it, the governing clause from your SUA record, and a verified flag that is your own mark on the case.
There is no satellite feed and no permit feed in SurfaceOwner Watch. Activity enters only as your own logged observations, and the product never claims automatic detection — it does not watch your land from anywhere, and nothing appears in it that you did not log yourself.
Evidence is what you log. Geotagged field verification is not built: there is no geotagged evidence capture in SurfaceOwner Watch today, and the verified flag on a case is your own mark, not a geotagged verification.

Damage math — quantity multiplied by your own SUA rate
Damage owed is calculated under your SUA's own rate schedule, exactly as you entered it: damage owed is the quantity you logged multiplied by the SUA rate for that kind of damage — quantity × SUA rate — worked per operator.
That calculation is what the product does with a case: it shows what your own schedule says is owed. Payment tracking — tracking what an operator has paid against what is owed — is a named live-need for SurfaceOwner Watch, and it does not exist as a live payment-tracking system in the product today.
Reclamation deadlines — kept on a board, in the open
Every reclamation term you entered in an SUA record carries its deadline onto the reclamation deadline board. The board shows each deadline by days remaining, or by days overdue once it has passed, so a deadline is chased by being kept visible in the open instead of being carried in memory.
The deadlines on the board come only from your own entered reclamation terms — the board adds no deadline of its own.
The operator notice — drafted, never delivered by the product
For a case, SurfaceOwner Watch drafts a printable operator notice citing the governing clause, the evidence you logged, and the amount your own rate schedule calculates. The draft is yours to review and print.
Operator notice delivery does not exist in SurfaceOwner Watch. The product drafts notices; it does not send or deliver a notice to an operator, and it contacts no operator today. If a notice goes out, you deliver it your own way, in your own name.
Where it stands — the honest state
SurfaceOwner Watch is forming its first landowner pilot group now. The door below is a landowner pilot application — applying starts a pilot conversation; it does not create an account, and it is not a sign-up for a running service.
There is no satellite feed and no permit feed. Activity enters only as the owner's own logged observations, and the product never claims automatic detection. Geotagged field verification is not built — evidence is what the owner logs, and no verified or geotagged evidence capture exists today.
Notices are drafted, never delivered by the product: operator notice delivery does not exist today. Payment tracking is a named live-need that does not exist as a live system today — the product calculates what your own SUA rate schedule says is owed, and nothing more on payments.
SurfaceOwner Watch works your own agreement as you entered it, and nothing more. It does not give legal advice, and it does not characterize an owner's legal rights.
No price has been set. A price range exists in our market research as a hypothesis; it has not been validated and it has not been decided, so no price is shown here and there is nothing to buy on this page.
Landowner pilot application
This is a landowner pilot application — an application to join SurfaceOwner Watch's first landowner pilot group, not an account sign-up and not a purchase. Tell us who to reach, your ranch, farm, or property, and how many properties or parcels you have under a surface-use agreement. If you like, tell us how many operators are active on your land, and how you track SUA promises and damage today. We will be in touch about the pilot group.
